Walker was hired by the architect in response to local special inspections requirements to perform building envelope construction phase and commissioning services for a new office and laboratory building for Viasat in Germantown, Maryland.
Walker provided building envelope commissioning services for the construction phase of this new structure. This included consultation regarding recommendations for modifications based on the mockups for the exterior building envelope.
We performed construction phase observations and commissioning of the building envelope and waterproofing components which included: flashing at exterior windows, doors, skylights, and wall flashing and drainage systems; exterior wall coverings/cladding systems; and roof coverings, flashings and roof drainage.
Our building envelope services assisted the owner and local authorities in verification that the actual construction was in general conformance with the construction documents and design intent. Our mockup consultation services identified fenestration defects as well as flashing deficiencies and we were able to provide recommendations to the design team to address these items and other detailing items reducing widespread issues during construction. Our construction phase commissioning services identified air barrier and flashing conditions that did not meet the construction documents and/or manufacturer’s requirements which were addressed and reduced the potential for future air and moisture infiltration conditions.
